Tips and tricks for an attention grabbing real-estate ad

Let's see what you need to have in store for a successful ad for selling your property.

It is said that a good advertisement in and of itself can sell a house or an apartment. All you need to do is to give a reasonable and fair price, find the right place for your ad and make one that is sure to get the attention of prospective buyers.

1. Uniqueness

Real-estate ads are all over the place, no matter where you look. They usually use the same vocabulary and phrases, so it is easy to get lost in the crowd. If you manage to write your ad in a way that doesn’t feel like any of the x number of advertisements people probably had read previously, then you have a really good shot at creating something they can recall later.

2. Design

We suggest that you break your ad down into three separate parts. For starters, you'll need a good headline that catches the attention, followed up by a detailed description of the property and then dot the i's and cross the t's by providing your contact information and a call for some kind of action.

3. Headline

Powerful headlines must contain one or more of the following:

  • a benefit — stated or implied — for the reader.
  • something that is novel or topical.
  • a curiosity element (but beware of gimmicks for gimmicks’sake).

Remember - you may be placing your ad for your house, but what you're actually selling is living there. Your headline is an extremely important part of your listing because in most cases, that is literally your only shot at getting a prospective buyer to notice you, so you better find a way to stand out from the crowd.

4. Preview images

In addition to an eye-catching headline, the quality and content of the preview (thumbnail) image is an important factor in the success of your ad. Make sure that even in such a small size, the image is as clear as possible and anybody who takes a glimpse at it would recognize what the picture is trying to represent. A good choice for this small-sized image would be the living room or a picture of the house from outside.

5. The first sentence of the description

Even as early as the first sentence, it should be clear what type of property the ad is about; moreover, it should be written in a way that intrigues the visitor to read further.... (e.g.: „...you will love this apartment that offers a fantastic view of...)

6. Description

This is where you have a chance to go into details about the particulars of your property, like how many rooms there are, the area the land occupies, and if it has a garage, etc. It takes a lot of time to write a really useful description, but in the long run, it will be worth. It is a good idea to "show around" prospective buyers in your property, i.e. make them feel like they are right in the house while reading your words.

7. Special offer

In order to make the process of selling your property as swift as possible, it might be a good time to think about whether there's anything special you have to offer to sweeten the pot. For example, you, as seller, could promise to pay for the costs of doing the paperwork if the buyer promises to pay in full buy a certain deadline.

8. Closing

At the end of our description, you should definitely have some sort of call for action, where you tell the reader what you expect them to do, like stating in no uncertain terms that your price is a one-time offer, and, say, next week, you would only sell it for an increased price, so anybody interested should call you right now. However, be careful not to overdo it.

9. Images

It is of vital importance that the pictures you take of your property should be of high quality. And what we mean by quality is that it is not only the megapixels of the resolution that count, but the right angle, the lighting conditions, and the overall theme of the picture we well.

10. Ground plan

It is a good idea to include a ground plan when you are attaching the photos to you ad. Anybody looking at the ad will be able to put the pictures into perspective and the future buyer will have an easier time imagining where they could put different furniture, etc.
